An Bord Pleanála also noted the development would adversely impact the ecology and biodiversity of the proposed site.

An Bord Pleanála has refused permission for a residential development in Coachford after it was deemed a “poor design concept” for the area.

Developers TFT Construction Limited were unsuccessful in their application to Cork County Council to construct 45 new homes at Glebe and Knockaneowen, Coachford, with An Bord Pleanála siding with the planning authority following its appeal.

The proposed development would have included four two-bed houses, 33 three-bed houses, four four-bed houses and four two-bed apartments, spanning 2.29 hectares. It also included 88 car parking spaces.

Refusing permission, An Bord Pleanála said the development resulted in a “poor design concept” that was “inappropriate” in style and layout.

“The proposal is considered not to be in keeping with the pattern of the development in the area and would, therefore, seriously injure the residential amenities of future occupants,” the board added.

It also noted that the development would adversely impact the ecology and biodiversity of the proposed site in its decision.

Meanwhile, Cork City Council has granted permission for five new city centre residential units to be built on Washington Street.

Developer Chimera Ltd was successful in their application to develop the units at 38/39 Washington Street, which is a terraced four-storey protected structure.

Planning permission was sought for minor demolition works including partial demolition of an existing rear flat roof on the first floor, and the change of use of vacant first, second and third floors from a former restaurant and office use to residential use.

This will provide for five new residential units, comprising four one-bedroom apartments and one two-bedroom apartment.

Permission was also sought for internal wall alterations, minor elevational alterations to the front, side and rear of the existing buildings and the construction of a new rear extension at the first-floor level.
